Here are some sure signs your roof may need to be repaired or replaced:
- It’s always important to know when your roof was last replaced. Check your home improvement records. A typical asphalt shingle roof should last between 20-25 years, slightly less if installed over existing shingles.
- Check your shingles’ health. Shingles should lay flat on the roof. Signs that your shingles are in declining health include cracks or damage and/or buckling. Another tip is to inspect your gutters- if you see small shingle granules, you’ll know your shingles are not in good condition.
- As always, you’ll want to avoid any opportunity for leaks to form. The best way to prevent leaks is to examine and make sure your vents, skylights and other chimney seals looks solid and show no signs of damage or cracks.
- If your roof is sagging or appears to be falling inward, that’s a sure sign your roof is in need of attention. A sagging roof can be caused by excess moisture and/or rotting boards. Another sign of excess moisture can be moss buildup on your roof.
